Job Description

JOB SUMMARY: Perform general maintenance and repair of equipment and
buildings requiring skills such as painting, carpentry, plumbing, masonry, and electrical


ESSENTIAL JOB FUNCTIONS:
1. Responsible for all maintenance functions required for proper function
2. Experience in operating hand and power tools and motorized equipment/vehicles
3. Create and maintain schedule for maintenance
4. Respond to maintainice calls in timely manner
5. Assist applicable directors by preparing specifications, bid information, analysis of needs, capital improvement and
repair recommendations, and annual budget relating to maintenance.
6. Recommend and periodically evaluate maintenance policy, practices and training.
7. Supervise and evaluate approved and assigned independent contractors.
8. Attend routine maintenance staff meetings and assist in preparation of written
staff reports. Collaborate to help review maintenance budget.
9. Be available for alternating emergency on-call (24 hours a day, 7 days a
week) schedule to cover nights, weekends, and holidays for emergency
service.
10. Other related duties, as assigned.

Mechanical
1. Make electrical repairs that do not require a licensed electrician.
2. Make plumbing repairs that do not require a licensed plumber.
3. Performing general maintenance on equipment.

Labor/Custodial
1. Assist with the maintenance of grounds, including lawn mowing and
maintenance; planting; weeding and trimming shrubs; raking leaves; clearing
brush; cleaning and maintaining walkways and driveways.
2. Snow removal from walkways and driveways; spreading sand and salt, where
necessary.
3. Exterior and interior painting, including minor repairs and surface preparation
using plaster or compound to patch minor holes and cracks in walls and
ceilings and painting.
4. Cleaning of common areas, including sweeping, mopping, washing,
vacuuming, waxing, polishing, dusting and cleaning windows.
5. Cleaning and preparing vacant apartments for re-rental.
6. Routine carpentry (less than journeyman) that does not require a construction supervisor's license to include replacing damaged paneling and floor tiles; hanging doors and installing door locks and replacing broken window panes.

QUALIFICATIONS:
1. Working knowledge of residential plumbing, electrical and mechanical systems and general maintenance of buildings and grounds required.
2. Ability to organize, schedule and plan work independently. Good judgment
required.
3. Ability to follow oral and written instructions.
4. Must be a team player with a positive attitude
5. Excellent general health and ability to shovel snow and perform yard maintenance such as raking leaves and pruning bushes, and lift appliances, equipment and building materials up to 60 pounds required 6. Ability to operate maintenance equipment, including tractor.
7. Sensitivity to needs of elders/low income persons.
8. Valid Massachusetts Driver's License

EDUCATION AND EXPERIENCE:
Minimum of three years prior experience in custodial, labor, construction and/or mechanical position required.
Experience working in situations requiring the exercise of independent judgment.
Computer literacy a plus.
OTHER: Must possess a valid driver's license or have access to reliable transportation.
Background check required.
